TERMS & CONDITIONS
The guest assumes knowledge of the use of the property in which they will be staying is governed by Decree-Law no. 128/2014, created by the legal regime governing Local Accommodation.
1. Booking
The price of the booking is detailed in the booking confirmation.
A confirmation email will be sent to the email address provided by the guest, once 30 per cent of the total booking amount has been paid.
The remaining 70 per cent must be paid 30 days before check-in.
Dates will be blocked for 3 days. During this period we must receive confirmation of payment, otherwise the booking will be cancelled.
1.2 Last minute bookings 24 hours before check-in (subject to availability).
1.3 The actual number of guests in the accommodation must be indicated
1.4 The prices shown may change without prior notice, however once a booking has been confirmed the price will remain the same.
1.5 Accommodation differs in the minimum number of nights depending on the season.
We have cots and high chairs for babies, which will be free of charge provided prior notice is given, and they must be delivered at check-out in a clean and tidy condition, failing which you will have to pay 20 euros.

3. Booking conditions
The person responsible for the booking must be aged 18 or over and must remain in the accommodation for the duration of the stay.
3.1 A deposit(*) must be paid upon check-in.
The deposit is used to ensure that the property and contents are returned in the same condition as they were delivered.

The deposit will be returned in full (if there is no damage to the accommodation) no later than one day after your departure.

– Smoking is not permitted inside the property.

– Check-in time is between 4pm and 9pm in person or with keys in the safe with code.
– Early check-in and late check-out free of charge, subject to availability.
– Subject to availability we can store your bags until check-in time.
4. Identity communication
The identity of guests and their companions must be provided on the day of check-in or the following day.
4.1 All guests of Portuguese nationality and those accompanying them must provide identification details. Citizen’s card or passport, as well as the NIF (tax identification number) are compulsory for bookings over 1000€.
4.2 All guests of foreign nationality and their companions must provide identification details. Identity card (European citizen), passport.
These details must be communicated to the SEF (Aliens and Borders Service) by us, Charm rentals holidays.
For the purposes of checking foreign nationals in Portugal.
In accordance with Article 15(1) and (2) of Law 23/2007.
5 During your stay
Guests must respect the following rules:
1- Parties, disturbing noises such as loud music, or exceeding the number of occupants in the accommodation are not allowed.
2- Furniture and decorative items may not be moved.
3- The rest period between 10pm and 8am must be respected.
4- In the event of a complaint from neighbours, or the need to call the police, we may cancel the booking immediately and will not be entitled to a refund.
5.1 Guests are entitled to a change of sheets and towels for stays longer than 7 days.
Any additional cleaning will incur a charge and is subject to availability (check with us for current cleaning rates).
5.2 The guest must facilitate access to our maintenance team during their stay, in the event of repairs or problems mentioned by the guest, so that they can be resolved as soon as possible.
5.3 The Guest, their companions or guests are responsible for any damage caused inside the property and in the common areas of the building.
If the value of the deposit does not cover the damage, you will have to pay the difference, with proof of repair from us.
5.4 We are not responsible for the failure/inactivity of the contracted service companies such as: EDP, WATER, NATURAL GAS, ADSL.
As well as any anomalies that may exist in the communal areas, which cannot be resolved by our company, such as: Swimming pool, TV signal, works, etc…
6. Charges applied
6.1 In the event of keys not being handed in/lost, garage remotes, as well as missing bed linen and towels, the following amounts may be charged:
– Bath towel: 10€
– Face towel: 7€
– Bathrobe: 5€
– Sheet set: 25€
– Duvet: 40€
– Set of keys: 50€
– Garage remote control: 45€
6.2 Any displacement where the guest is responsible, such as: loss of keys, keys forgotten inside the accommodation, damage to locks, may be charged a displacement fee of up to 25 euros and a fee for fitting a new lock (price shown on invoice).
uIfthe guest breaks the shutters, they will have to pay for the damage (price on invoice).
6.3 If an object is forgotten in the accommodation when you leave, and you have confirmed with our company that the object is in our possession, we can send it by post to the desired address, where the guest will pay the shipping costs.
6.4 The guest must leave the property minimally tidy, with no unwashed crockery, a clean oven and barbecue and no rubbish.
If this does not happen, a cleaning charge may be levied (check with us for current cleaning rates).
7. Cancellation policy
Cancellations are free of charge up to 30 days before the check-in date.
For bookings cancelled between 30 and 1 day(s) of the check-in date, the cancellation penalty of the platform where the booking was made will apply.
In the case of a direct booking, you will lose 50% of the total amount of the booking.
You can change the dates of your booking up to 30 days before your check-in date at no cost, keeping the same number of nights (checking availability of dates at the accommodation, and the price per season).
7.1 In accordance with decree law 17/2020, exceptional and temporary measures have been established for the tourism sector in the context of the COVID-19 pandemic.
Reservations between 30 and 1 day(s) of the check-in date, if you are unable to travel due to flight changes, host infected with COVID-19, or in isolation, with proof you can change your dates at no cost (checking availability of dates in the accommodation, and the value per season).
7.2 Our company may cancel any booking if the property is unfit for occupation due to a technical fault or natural disaster.
We will notify you immediately and you will receive a full refund of the booking.
We may find other accommodation, subject to availability and confirmation from the guest.
If you want a full refund, we will not be responsible for any other costs incurred by you as a result of the cancellation.
